Big Game Hunting in the Medicine Bows
This private hunting lodge and family retreat, owned by the Carsons, consists of the log home and huge garage/workshop, sitting on 33 deeded acres of prime mountain land. The exact acreage is up against the foothills of the Medicine bow mountains, ancient hunting grounds of the Sioux and Lakota Indians. It's historical location is smack in the middle of the original, famous Oregon Trail, and nestled back in a canyon, with thousands of acres of wilderness, bordering it's north fence line.
To the west and south is immediate access to more than 3,000 + acres of Wyoming desolate and wild territory, which does not accommodate the public. If the public could locate the northern entrance to this vast track of superb elk, deer and antelope hunting, they would discover it is fenced off (entrance only in the south, through the cattle ranches). This northern section of access is surrounded by private land (like Carson's Medicine Bow Lodge) and the public cannot really get access through those sites. The north entrance to said "private-public Wyoming vast acreage" by the public is only possible if "they" are relatives of the local land owners. Hence, almost no public "access" goes into this prime, fabulous hunting area.
Next door to Carson's Medicine Bow Lodge is a "hunting outfit" (professionally licensed outfitter and guide) who has had that exclusive guiding service for 35 years. The new owners of Medicine Bow Lodge will not have to pay thousands of dollars for a guided out-of-state hunt. They can hunt right along side said outfitter (figuratively speaking) and pay no fees, whatsoever. In addition to this benefit, the new owners of Medicine Bow Lodge (if they do not live in Wyoming) can obtain resident licenses and avoid the outrageous out-of-State hunting fees that all Rocky Mountain States charge their out-of-state hunters!
Conclusion: (1) superb investment and tax shelter, (2) fabulous hunting for Big game and turkeys, (3) peace, silence, tranquility and the ability to shoot "off your front porch" if so desired, (4) sit in your rocking chair on the massive front veranda, and enjoy the daily magnificence of the sunset, blazing off (the) 10,000 foot high Laramie Peak about 5 miles away, (5) enjoy the crispy, bright, beauty of each morning sunrise to the east with a cup of hot java.
Lastly, existing on the 33 + acres home site are three other magnificent sites if you plan on building any other log homes on the property. The views are "just awesome!"

If a buyer tries to locate such a superb mountain log home with acreage in the Rocky Mountains, (In equal immaculate condition) he will discover it is almost impossible to locate such a small mountain home at this affordable price. These types of properties are usually much larger and the prices cannot be found for less than half a million dollars; typically a couple million or more!
As owners who love the place and really don't have to sell, we do not need an all cash sale. If all cash is presented to us, with a reasonably quick closing date, we would consider a $25,000 discount off the price.
