HUNTING LODGE INFORMATION & DESCRIPTION

This unique property is not only a wonderful recreational facility with superb hunting and close by excellent fishing and boating, it could also serve as a second home.  The log home/lodge is six years old and built "sound as a battleship" no squeaks, no utility bills and warm as heck in the winter and never hot in the summer. 1.  History:

The Medicine Bow Lodge, sits right in the middle of the historical pioneer trail to California, used by the "Fourty-niners" and the westward migration of the 1800's.  From your history classes you will recall "The Oregon Trail," yes?  Our land and log improvements sits exactly on Parcel #1, of this most famous "trail" through Wyoming.

Today, Wyoming's economy is booming (has been for ten years or so) and land prices are still rising while home prices are stable.  However, land prices and rural properties still lag behind that of Colorado or Montana.  This wonderful little log/lodge and land would cost twice as much, if located in either of those other two States.  The value and sales price can be itemized as follows:

     Thirty-five acres of land in Medicine Bow foothills (area 7)

2.  Hunting and fishing enjoyment:

The big game and wild animals are in great abundance in this immediate area. Almost daily, a constant large herd of deer chris-cross across the 33+ acres of our land.  Very often we also see elk tracks, but those big guys, usually travel through our place at night time.  For the fishermen and boating enthusiasts, the huge Glendo Reservoir is only 20 minutes away from our front door.  Conversely, river fishing on the mighty North Platte River, is due east of the Lodge about 30 miles away.

The lodge is at the very west end of a large, five mile long rolling valley of grasslands and sage brush.  The area is infested with deer and antelope.  At the end of the valley and at our gate, is where the foothills begin, and so does the excellent hunting.  As a matter of fact, at day break or sundown, hunting begins literally, "off the front porch!"  Last year I shot a beautiful 4-point and this year Ron, shot a huge 5-point mule deer, 500 yards from our large and spacious front porch, more accurately described as a "wrap around veranda."  [See photos on another page, Photo Collection Tab].

3.  Additional Information - - 3,000 acres (and the "easement"):

The western fence line of the 33+ acres, proceeds in a southerly direction through the hills and timber, approximately two miles.  There are four other contiguous land owners that claim their legal portion of the 100 year old fence.  At the "other end" of that fence is the 3,000 acres of prime hunting land, owned by the State of Wyoming.  It is public land, not subject to campfires, camping or RV's.  Having said that, the other land owners in the immediate area, have this same easement to that spectacular 3,000 acres.  Said State land is fenced and all sorts of wildlife inhabit the lane:  Turkeys, elk, mountain lions, mule deer, badgers, coyotes, skunks, porcupines, and other critters.

However, the public does not really have access to this public land because they are prevented from it's southern access, by the Coleman Cattle Ranch, that owns all the land adjoining the 3,000 acres, and they keep the public out of there.  Only folks who know how to get through that 3,000 acres of fenced land, have to come up to our road -- our easement, to gain access ... and they don't know how to do that.  It takes 4-5 minutes to drive from our gate to the Wyoming State Land.

Our northern fence line borders a huge vacant wilderness area owned by Coleman Cattle Ranch.  We hunt on these additional thousands of acres all the time.  No one has access to this, except Carsons, and one big game outfitter, whom we have never seen!

4.  Living-Sleeping Quarters:

The Medicine Bow Lodge itself is perfectly suited for a small group of hunters or their families.  It consists of two bedrooms and two baths downstairs along with a nice kitchen and a Great Room, with a wet bar and vaulted ceiling.  Wonderful, spacious views from most parts of the log house.  The kitchen window opens out onto the spacious veranda, so the cook can pass hot meals or hot breakfasts and coffee out to the folks sitting out there enjoying the pristine environment, or watching the deer.

Upstairs is the extremely large "loft" (or third bedroom) which can easily sleep four men or 6-8 kids.
